Selling Your House in Florida Without an Agent — The Licensed Broker's Field Guide
You will do this once. Everyone else at that closing table does it for a living.
This book closes that gap — not with opinions, with the statutes, in order, in plain English.
It is written for a Florida homeowner selling without an agent: what you have to disclose, what the contract actually obligates, what your insurer can and cannot refuse, how to build comps from the public record instead of a website, and how to get from an accepted offer to funded proceeds without losing the deal or the money.
WHAT IS INSIDE
18 chapters, 4 appendices and a 151-entry glossary — 293 pages. Insurability and permits before a buyer's lender finds the problem. Comps built from the public record. Pricing, marketing, offers and negotiation. Disclosure done so a defect cannot come back at you. Contracts, deadlines and closing. Wire-fraud defense. Proceeds and basis after the sale. Fillable worksheets for the steps where a blank page is the problem.
EVERY STATUTE IS CITED
Appendix A indexes every statute in the book with the chapter it belongs to, so you can read the law yourself rather than take my word for it. The citations were proof-read against the statute text, not copied from other guides — which is how the book ends up correcting things sellers are routinely told wrong.
Two examples. The roof rule: Fla. Stat. 627.7011(5)(c) requires an inspection by an insurer-approved inspector showing five years or more of useful life remaining, on a roof at least fifteen years old — narrower than most guides state it. And the deed form: 689.02 sets out a form, but 689.03 supplies the "substantially in the form" rule.
Florida statutes change. A guide you cannot verify has a shelf life you cannot see.
WHO WROTE IT, AND WHY THAT MATTERS
Peter Mergenthaler Jr. Broker, License BK 3608530. Licensed in Florida real estate since 1992. Qualifying broker of Integritos Real Estate, Florida licensed brokerage CQ1070192.
I make my living from listings. That is a conflict, and it is disclosed on page one of the book rather than buried. Both licence numbers are on the front cover and the copyright page — look them up at myfloridalicense.com before you read another page. It takes ninety seconds.
